Use slipcovers. If you have old sofas and couches that you are getting bored with, think about simply buying a slipcover to cover them with. Slipcovers come in all designs and colors, so you are sure to find one that suits the decor in your home. Make sure to wash the slipcover regularly.
When you are getting ready to paint a room, paint just a portion of a wall first, and wait a few days before you decide. You can avoid the hassle and added cost of re-painting a poor color choice by seeing how you feel about it after a couple of days.

So you are thinking of buying a home but want more house hunting information? Perhaps you have already begun searching for a home but you are not getting very far. Either way, what you are about to learn in the following article will help you become more educateed in the field of house buying.
Perform a sex offender search in the area of the home you are considering buying. Real estate agents are not required to disclose this information voluntarily, although many must answer honestly if directly asked. Parents especially should be aware of this information before moving to a new area. Be sure to check the offense in detail, as not all offenders are necessarily dangerous.
Ask your realtor for information on sales from their brokerage or themselves over the last year. This can be a determining factor in whether or not you have a strong enough realtor making decisions with you. This gives you a good idea of both their experience and strengths in the real estate market.
Buying a home with a great view might have disadvantages, too. Usually, it costs significantly more than the rest of the houses in the neighborhood. Its resale value can also be negatively affected, as the potential buyers might not appreciate the view as much as the original buyer did. There is also a good possibility that during the years, new structures will be erected, significantly altering the original panorama. The basic rule is to pay as little extra for the view as possible.
In conclusion, it is important to become educated about house buying, whether you have already begun the process or not yet started. The above article gave you important information that could help you find the perfect home for you and your family. After all, being educated in the house buying market is a plus!

Rents Are Up, So Are Evictions

building
News Source: http://www.consolidatemydebts.ca
On average, nationally rents have increased 7 percent year on year while income has only gone up 1.5 percent. Over the long haul, renting has appealed to people because it was less expensive than buying. Renting has traditionally cost about 25 percent of average income compared to ownership costing 30 percent or slightly higher (according to Zillow). Today, renting is costing the same percentage of income as buying does. For many, it would more sense to buy if they could come up with the down payment and qualify for a mortgage. Unfortunately, they can’t qualify and landlords are taking advantage.
One small financial emergency and a month’s rent is missed. That becomes grounds for the landlord to start the eviction process if the tenant doesn’t voluntarily move out. Some greedy and vicious landlords are looking for any minor violation of a lease agreement to send renters to the street so that they can bring in new renters at a higher rent. It can be as minor as a single noise complaint or a claim that the renter is hoarding unwanted materials in the rental unit.
Evictions Are a Legal Process
The eviction process varies from state to state. However, the U.S. Department of Consumer Affairs describes it this way. When a tenant doesn’t voluntarily move out of a rental unit after legally being given notice to vacate, the landlord can file an unlawful detainer lawsuit in superior court. The eviction process is a legal process that will almost always result in the tenant having it added to his or her legal/criminal record.
The tenant is given legal notice that a lawsuit has been filed. These lawsuits move through the courts very fast. The tenant often has no more than five days to file a response if he or she wants to contest the suit. A judge will typically then make a formal decision within 20 days. If the tenant hasn’t made a response and appeared for trial, the judgment will almost always favor the landlord.
The landlord cannot use “self-help” measures to remove the tenant from the rental unit. For instance, the landlord cannot change the door locks or cut off utilities. The landlord must use the court-approved process to evict the tenant. If the landlord does use unlawful methods to remove the tenant, the landlord typically becomes financially responsible for any damages or hardships the tenant incurs.
The Court Eviction Process
The court process does vary from state to state. Generally however, if the tenant presents a case that shows there is no reason for the eviction (perhaps the rent has been brought current), the court will not evict the tenant. Instead, the court might award the tenant damages for filing fees and attorney costs depending on the language contained in the lease.
When the court finds in favor of the landlord, a writ of possession is issued.  The writ of possession is an order for the sheriff to remove the tenant from the unit. Typically, the renter has about five days to voluntarily move before the sheriff physically removes the tenant from the rental unit. The court will likely award damages in favor of the landlord in the form of back rent, court filing fess, and attorney fees. In some states, the court can also order the tenant to pay a fine to the landlord for not leaving the unit when originally and legally told to do so.
All traditional court proceedings apply to evictions. A tenant being evicted can require “discovery of evidence” and/or subpoena witnesses and other legal proceedings. This includes the right to appeal a judgment that goes against the tenant. However, even on appeal, the tenant will typically be required to move before the appeal is heard.

Avoid Real Estate Traps With These Simple Ideas

When beginning with real estate buying, you most likely have a lot of questions floating around in your mind. You probably feel lost when looking at the documents associated with making a purchase, too. Take a look at these tips below to eliminate your confusion and to start buying smart.
For buyers that have lost their home to foreclosure keep your dream alive. There may have been many reasons for losing the home such as job loss. Keep in mind that someday you will own a home again and places like Fannie Mae and Freddie Mac can give you that dream again. Just make sure that you start saving now because you might have a higher down payment because of it.
To get the best price possible, ask the owner if they would accept a lower price. Be honest and open about this. Do not insist if they refuse this lower price, but make sure they know how to get in touch with you if they change their mind.
When buying a home on an island, make sure you find out about flooding issues. Some areas on islands are extremely flood prone and flood whenever it so much as rains. This can be vital information if you plan to live there year-round because you don't want to be constantly flooded. Ask how often the island floods, how many evacuation routes there are and how often those routes are used.
When buying, be sure to hire your own realtor and inspector. It's often tempting to use the seller's hired help to save a buck, but doing so can cost you more in the long run. The seller's agent and inspector are looking out for the best interest of the seller, and you need someone who is looking out for only you.

It just takes a lot of research and common sense. Once you have learned what to do and avoid, you are on your way to making smarter purchases.

Memphis Grilled

Naturally, Memphis was on the list when the Travel Channel went looking for locations to film “American Grilled”. In a city famous for its many grilling chefs, it doesn’t hurt to have the show label you as a star Master Griller. Those are impressive bragging rights and the $10,000 prize money doesn’t hurt either.
The title of the episode is “Battle on Beale Street” with Clint Cantwell beating out three other contestants to be declared the winner. This is the show’s first season and it’s filmed on location in different cities across the country. It’s similar to the format of the Food Network’s “Chopped”. Local ingredients are used as mystery ingredients and one of four contestants are eliminated in three rounds. A panel of three judges makes the decisions of who moves forward after each round. Clint Cantwell was the one still standing at the end of the Memphis episode.
Clint’s Story Chef and judge Kelly English complimented Clint for his unique and nontraditional use of the mystery ingredients bologna and red cabbage in round one. Clint came up with a bacon wrapped smoked bologna with mustard and a grilled red cabbage sauerkraut. Clint commented that his goal was to showcase the local ingredients in the best way he could think of.
Clint has a background in grilling but only recently moved to Memphis from NYC. However, he’s originally from Texas so he was showing New Yorkers a thing or two about grilling while he was there. And he’s not brand new to Memphis either. His wife’s parents live in Memphis and Clint and his wife have been coming to Memphis BBQ contests for many years.
Clint entered his first BBQ competition in Long Island, New York in 1997. After that, he has been competing in dozens of competitions every year. While in New York, Clint organized the competitive BBQ team “SmokeInDaEye” that caught the attention of Kingsford Charcoal. The company hired him to help develop and edit the blog grilling.com. A part time job he still does today. By career, Clint owns and operates a public relations business. One of his clients is the Memphis Barbecue Co.
Making the Cut for the Show The original interview process was done long distance via Skype.
The original group was narrowed down and those making the cut were brought to the network. When Clint made the first cut, he knew he had a real chance at being on the show. In preparation for the contest, he did try practicing a little at home. However, he said there wasn’t much he could really do to prepare because no episodes of the show had aired and he had no idea what the cooking set up would be, the time restrictions he would have to work within, or what curve balls might be thrown at him. About the only thing he could do was to experiment grilling some unusual ingredients.
Winning the “American Grilled” Grill Master title in Memphis isn’t Clint’s first experience with television. He has also appeared on CNN, Fox News, Nightline, Food Network, Spike TV, Newsweek, SeriousEats.com, Eater.com, Today show online, and others. Clint continues traveling the country in search of the people, places, and tastes behind our shared grilling culture. One thing you can say about Clint is that he takes his grilling and BBQ seriously. Clint is now one more grilling legend hailing from Memphis.

Study: Green Neighborhoods linked to healthier babies

Pregnant women living in “green” neighborhoods are more likely to deliver healthier babies, suggests a new study from researchers at Oregon State University and the University of British Columbia.
What makes a neighborhood green: the presence of trees, leaves, grass, and other greenery. Mothers who live in such greener spaces are more likely to deliver at full-term and have babies born at higher weights compared to mothers who live in urban areas that aren’t as green, according to the study recently published in Environmental Health Perspectives. “This was a surprise,” says lead author Petty Hystad, an environmental epidemiologist at the College of Public Health and Human Services at Oregon State. “We expected the association between greenness and birth outcomes to disappear once we accounted for other environmental exposures, such as air pollution and noise. The research really suggests that greenness affects birth outcomes in other ways, such as psychologically or socially.” Researchers controlled for factors such as neighborhood income, exposure to air pollution, noise, and neighborhood walkability. Between 1999 and 2002, researchers tracked more than 64,000 births in Vancouver, British Columbia. They found that when mothers lived in greener neighborhoods, pre-term births were 20 percent lower, and moderate pre-term births were 13 percent lower for infants. The study also found that infants from greener neighborhoods tended to be of a healthier weight: They weighed 45 grams more at birth than infants from less-green neighborhoods. Why the link to healthier pregnancies and green neighborhoods? More research needs to be done to determine if green space opens the door to more social opportunities and enhances a woman’s sense of belonging in the community, or if it has a psychological effect in reducing stress and depression, Hystad says. The study also was not clear on what type of green space is most beneficial to pregnant women, but Hystad says that adding a planter to a patio or a tree to a sidewalk wouldn’t make a large difference in birth outcomes. The study is one of several recently that shows the health benefits of green space, Hystad says. “We know a lot about the negative influences, such as living closer to major roads, but demonstrating that a design choice can have benefits is really uplifting,” says the study’s senior author Michael Brauer of the University of British Columbia. “With the high cost of health care, modifying urban design features, such as increasing green space, may turn out to be extremely cost-effective strategies to prevent disease, while at the same time also providing ecological benefits.”

Buying a new home or other type of real estate for the first time can be scary, but it doesn't have to be. Pour over this information, including the many tips, to help you understand the process and what to watch out for when making your real estate purchase, and you'll be a pro in no time.
To maximize your chances of getting a wonderful property at an affordable price, consider going house hunting in the fall. Most real estate activity takes place in the spring and summer, so if you wait just a few extra months, you will have fewer competitors and be in a better position to negotiate the price you want.
Be aware of the homeowner's responsibilities that may come with a new piece of real estate. Especially in expensive neighborhoods, buying property may require a homeowner to submit to extensive regulations about how his or her home is to be maintained and treated. A homeowners' association usually has such regulations. Potential buyers should review these requirements carefully before making a decision.
Tour many properties before making your final decision. Keep track of the things that you have liked and the things that you did not like about each one. Maybe even develop some kind of a rating system to help you narrow the long list of potential homes down a bit.
Do your research before starting the search for a home. Determine what sort of neighborhoods will fit your lifestyle and dreams. Keep in mind that a house is a long term commitment and your needs may change over time. Buying a home in an urban hip downtown may be perfect now, but you may wish you had chosen differently when you have kids so look at your dreams for the future and plan accordingly.
Now that you know how the process works, you can methodically and carefully plan your first real estate purchase. Whether you hurriedly go house hunting this weekend, look for apartment buildings to manage or scout for retail-business buildings, your newly found confidence will help you to make the right purchasing decisions.

Check the immediate area and see if there are a large number of homes for sale. Check for closed businesses, closed schools or a large number of available rentals. Any of these things could point to a decline in the neighborhood.
Make sure that you get all of the closing documents ahead of time. Going into closing blind can lead to a very long meeting as well as oversights. Read the documents thoroughly ahead of time and ask any questions prior to closing. This will make for a much smoother transaction on the day you go in to sign.

When you are buying a home you should always have people in your own corner. Get your seller agent first thing. Also when you are doing things like having the home inspected or appraised hire your own people as well.
When considering buying a particular house, take a good look at the immediate neighborhood. If you buy the home, they will be your neighbors. Getting a good look at who these people might be is a good idea when deciding where you are going to live for the next few decades of your life.
When considering a piece of real estate you feel you may want to buy, talk to the owners of neighboring properties if you can. Realtors, mortgage providers, and sellers have their own interests and biases when they tell you about the neighborhood. The people who live and work right next to your potential property have first-hand experience with the area. Pick their brains if you can.
Research the area as well as the property. Try to find out as much as you can about natural disasters that may have occurred over the years as well as the local crime rate. Find out about what local highway access so you can map out your route to work, school or shopping.

Home improvement projects can add an incredible amount of comfort and value to your property. They are an ideal way to make your living space more functional and appropriate for your family's needs. This article will give you all the information you need to start working on your home today.
When working with a contractor to do a home renovation, decide on the whole project at the beginning and stick to that plan. A simple spreadsheet or budgeting tool will help you keep track of all this information. It will be much easier at tax time too, to be able to get all of the deductions you deserve.
Choosing the right paint color for a room is essential. Color can affect how you feel when you are in the room. A cool color will calm you, whereas a warm tone can energize you. Get a copy of your credit score before you apply for a mortgage. It is best to know where you stand before you complete an application for a mortgage. You should check your credit even if you are sure you have a good score since identity theft or mistakes can occur.
If you're having trouble getting approved for a mortgage, consider purchasing a fixer-upper home, rather than your first and most expensive choice. While this means spending a considerable amount of time and money, it may be your best option in qualifying for a mortgage. Banks often want to unload fixer-uppers too, so that also will work in your favor.

Credit can often be hard for some people to think of as a real tangible thing since it is a number and comes from many different factors that are not a part of every day life. However learning about credit including the tips that are in this article will help one repair their credit.
Look into government backed loans if you do not have the credit that is needed to go the traditional route through a bank or credit union. They are a big help in home owners that are looking for a second chance when they had trouble with a previous mortgage or loan.
If you want to fix your credit rating, start paying off your debts. Pick the credit card with the highest interest rate and work on paying that one off first. Then move down the list until you've managed to pay everything off. You start with the most first since these are going to cost you the most if you let them sit.
If you repair your credit score, you can save money on your insurance premiums. This refers to all types of insurance, including your homeowner's insurance, your auto insurance, and even your life insurance. A poor credit history reflects badly on your character as a person, meaning your rates are higher for any type of insurance.
If you are serious about getting your finances in order, start by making a budget. You need to know exactly how much money is coming into your household in order to balance that with all of your expenses. If you have a budget, you will avoid overspending and getting into debt.
Once one learns about credit they can determine the best ways for them to fix their own credit. Credit repair begins with the individual and the choices that they make throughout their everyday activities. Once the individual knows what they should be doing and are actually doing it, they can repair credit.

Rents rise but household incomes remain stagnants

Real Estate News
Article Source: http://bestmortgagebrokers.net/

The average monthly rent for an apartment increased in the most recent quarter to $1,099, up 0.8 percent from the first quarter of this year and up 3.4 percent year over year, according to Reis Inc., a real estate research firm. It marked the 18th consecutive quarter for rent rises at a time when income growth has mostly been stagnant.
All 79 U.S. metro areas that Reis tracks saw an increase in effective rents, with coastal cities posting some of the highest rent growth in the past year. For example, rents rose more than 6 percent in the past year in San Francisco, San Jose, and Seattle, according to Reis. Other metros not usually associated with high rent increases also saw a rise, such as Charleston, S.C., and Nashville, Tenn., which each saw rents increase about 5 percent or more in the past year. “You have definitely seen that recovery now spread to all of the major markets around the country, even if some of them were laggards,” Ryan Severino, an economist at Reis, told The Wall Street Journal.
“It’s a very pervasive recovery.” While rents have been rising, household incomes have mostly been stagnant. The median household income in 2012 was $50,017, compared to the 2007 peak of $55,627, according to U.S. Census data. Some relief may be in sight for renters soon. Apartment vacancies in the second quarter were unchanged nationwide at 4.1 percent in the second quarter, which could signal that supply is starting to catch up with demand. The market is expected to add 180,000 multifamily units this year, according to Reis. “We think new supply will self-correct rising rent,” Stephanie Karol, an economist at HIS, told The Wall Street Journal. “It will be a continuous process of easing over the next few years.”

Mortgage Rates News

Tuesday's bond market has opened in negative territory with stocks higher and unfavorable comments from Fed Chairman Yellen. The stock markets are reacting as we would expect, with noticeable gains during early trading. The Dow is currently up 84 points while the Nasdaq has gained 20 points. The bond market is currently down 10/32, which should push this morning's mortgage rates higher by approximately .250 of a discount point.
There was no relevant economic data posted this morning, but the bond market is reacting negatively to the prepared statement that Fed Chairman Janet Yellen is presenting to the House Financial Services Committee late this morning. The statement was released at 8:30 AM ET, giving the markets insight into the Fed's thought process and if there are any apparent changes from former Chairman Bernanke's stance on key economic and monetary policy issues. The release of the statement allows the markets to respond prior to her actually speaking. That significantly reduces the possibility of seeing extreme volatility in the financial and mortgage markets when she is speaking to the committee. We still have the Q&A portion of the proceeding that certainly can bring an unexpected response and further movement in the markets. However, unless something is said that is very much unexpected, we likely have already seen the biggest move in response to today's events. Her statement indicated that the Fed was expecting to keep reducing the monthly amount of bond purchases under their current stimulus program (QE3). She pointed towards gains in the employment sector but noted that there is still a need for much more improvement. It also said that the Fed needs to pay attention to more than just the unemployment rate and payroll numbers when determining its next move. Another key point that analysts were looking for and got was an indication that the recent volatility and concerns in the global markets is not likely to affect the U.S. economy. Overall, the statement didn't give too much in terms of surprises. The comments regarding the employment sector and the need for more growth could be taken as a positive for the bond market and mortgage rates as it hints at current economic weakness, although she says the sector is strengthening. Unfortunately, the remarks about continuing its QE3 tapering with little hesitation and that the global financial concerns will not be a headwind to our economic growth are clearly negative news for long-term securities such as mortgage bonds and have fueled this morning's bond selling. Tomorrow also has no relevant economic data that is expected to influence mortgage rates. But it does bring us the first of this week's two important Treasury auctions that can easily affect bond trading and mortgage pricing. The Treasury will sell 10-year Notes tomorrow and 30-year Bonds Thursday. Tomorrow's auction is the more important of the two as it will give us a better indication for demand of securities that are close in term to mortgage-related bonds. If the sales are met with a strong demand from investors, we should see the broader bond market move higher during afternoon trading tomorrow and/or Thursday. However, a lackluster interest from buyers, particularly international investors, would indicate a waning appetite for longer-term U.S. securities and lead to broader bond selling. The selling in bonds would likely result in upward afternoon revisions to mortgage rates. Results will be posted at 1:00 PM ET.

Toronto House Prices Soar Into The Stratosphere

Real Estate News
News Source: http://www.applymortgageonline.ca/

Toronto home sales caught fire in the first half of May, but at this frenzied pace, homeowners better hope that fire doesn’t burn everything down.
The latest numbers from the Toronto Real Estate Board suggest a market so strong that it might just be overheating: Sales volumes jumped 19.6 per cent compared to the first half of May in 2013, and prices followed.
The average cost to buy a house in Toronto, including condos, soared to $663,787, up 11.5 per cent in the space of a year. In the Greater Toronto Area, prices were up 8.9 per cent, to $542,047 on average.
Condo prices in Toronto were up 12.2 per cent, to just under $400,000 on average, while single-family homes jumped 13 per cent to $966,867. (By Teranet’s measure, single-family houses have already surpassed the $1 million mark.)
So is this a sign of a strong, healthy market or a sign of extreme overheating?
Compare those house prices to inflation, which was running at a 1.5-per-cent clip last time StatsCan checked, and to wage growth, which is clocking in at about 2.3 per cent per year. Toronto’s house prices are far out of proportion, and affordability is inevitably deteriorating.
Toronto’s real estate board isn’t sounding the alarm just yet.
“While tight market conditions continue to prompt strong year-over-year increases in the average selling price, it is important to point out that the monthly cost of home ownership – mortgage principal and interest, property taxes and utilities – has not trended upward as strongly. Strong price growth has been mitigated to a large degree by low borrowing costs,” the board's senior market analyst, Jason Mercer, said in a statement.
Incredibly, those low borrowing costs may yet sink lower, if other lenders follows the example of Investors Group, which recently introduced a variable-rate mortgage starting at just two per cent.
All the same, the sudden acceleration in house price growth should concern housing bubble-watchers. As BMO economist recently showed in a chart, bubbles tend to be preceded by a sharp increase in prices. Here, we see sharp price growth before the housing bubble burst in Toronto in the early 1990s. The more recent run-up in prices has not been as steep — until now.

Despite the strong numbers coming out of Toronto and some other markets like Calgary and Vancouver, some economists have already declared an end to Canada's long-running housing boom. A recent report from Scotiabank predicts the housing market is about to shift from being a major driver of economic growth to being a drag on GDP.

Smart Home Mortgage Tips To Help You

Although there are many lenders out there offering home mortgage options, you would be surprised at how discerning they are these days. In other words, finding the right home mortgage plan can be incredibly tricky. Even if you have a pretty good idea about how to approach the issue, you could still benefit from some solid tips in the area.

Before beginning any home buying negotiation, get pre-approved for your home mortgage. That pre-approval will give you a lot better position in terms of the negotiation. It's a sign to the seller that you can afford the house and that the bank is already behind you in terms of the buy. It can make a serious difference.

It is vital that you communicate with your lender when you run into any financial difficulties. Don't give up just because your finances are dire - your lender will want to work with you, if you talk to them about the situation. Be sure to call the mortgage provider and about any available options.

Start saving all of your paperwork that may be required by the lender. These documents include pay stubs, bank statements, W-2 forms and your income tax returns. Keep these documents together and ready to send at all times. If you don't have your paperwork in order, your mortgage may be delayed.

While you wait to close on your mortgage, avoid shopping sprees! Lenders recheck your credit in the days prior to finalizing your mortgage, and could change their mind if too much activity is noticed. Save the spending for later, after the mortgage is finalized.

Everyone can benefit from some great tips in the home mortgage department, no matter who they are or what they do. Home mortgage lenders can be extremely picky and fickle. So before you set out to sign some papers, use the information you have learned to get the best possible mortgage for you.
